Repair or replacement: compare the evidence

A larger job should come with a clearer explanation, not just a larger price. Compare recommendations against inspection findings and the area each option will address.

Separate three different scopes

Replacing a few damaged tiles, repairing a leak detail and rebuilding a roof system are different jobs. Request a location or marked photograph for each proposed area. If tiles must be lifted to inspect concealed components, ask what that investigation costs and how the roof will be protected afterward.

Ask why the smaller option would not work

A broader recommendation may be reasonable when problems are widespread or the remaining system cannot support a durable limited repair. Ask the contractor to explain that conclusion using the observed condition. A roof’s age is context, not a substitute for findings. If the condition is not urgent and proposals differ substantially, another assessment can help.

Compare the limits as well as the promises

Check whether a repair warranty covers only the repaired location or a wider area, what exclusions apply and how to report a recurring leak. Neither a general website statement nor a verbal promise replaces written terms. A repair may address one defect without renewing the rest of the roof.

Record what happens if hidden damage appears

Before work begins, agree on how photographs, additional pricing and written authorization will be handled. Avoid an undefined instruction to fix whatever is found. For a business property, also record access restrictions, equipment near the work area and how operations will be protected.
